The Story

There was a gap no one was filling.

Buyers were committing to six-figure purchases without knowing what the renovation would cost. Not because the information didn't exist — but because there was nobody positioned to give it to them clearly, honestly, and without an agenda.

Surveyors identify problems. Estate agents sell properties. Neither is there to tell a buyer what it will actually cost to fix what's wrong — in plain English, at contractor rates.

That's what NOROS Assessments was built to do.

We tell you what we see, not what you want to hear. If a property carries significant cost or risk, you'll know — clearly and without softening.

We have no financial interest in the work that follows. We don't refer contractors for a fee and we don't carry out the works ourselves. Our only interest is in giving you an accurate picture.

Every assessment is written in plain English. Trade-level cost knowledge, without the jargon — so you can use it in a conversation, a negotiation, or a decision.

The Founder

Ruben Noronha — 15+ years in construction.

NOROS Assessments was founded by Ruben Noronha, a construction professional with over 15 years of hands-on experience across domestic repair, refurbishment, multi-trade coordination, subcontractor management, estimating, and site management.

Before founding NOROS, Ruben spent years working across the full spectrum of residential construction — from minor repairs through to full refurbishments and capital project delivery. That breadth of experience is what makes a NOROS assessment different from a desk-based estimate or a surveyor's condition report.

NOROS Assessments is entirely independent. Ruben has no financial interest in the works that follow an assessment and no referral arrangements with contractors. Every assessment is issued solely in the interest of the client who commissioned it.

We are not here to
sell you anything.

When we provide a renovation cost assessment, we do so with no financial interest in the work that follows. We are not quoting to win a job. We are not referring contractors for a fee. Our figures are built on real construction knowledge — not shaped by what we stand to gain.

That independence is what makes our assessments trustworthy. Our figures are not inflated to justify a contract or softened to make a sale feel safer.

We are happy to help facilitate or project manage works where clients need that support — but we prefer to remain independent, and we believe that preference is exactly what makes us worth trusting.

Our position

Every assessment we provide is issued solely in the interest of the client who commissioned it. Where we do assist beyond the assessment, that engagement is agreed separately and transparently — never assumed, and never built into the cost of the assessment itself.
