Common questions about our service, how it works, and what to expect.
A renovation cost assessment is a clear, trade-level breakdown of what it will actually cost to get a property to where you want it. Whether it's a full renovation, specific improvements, or bringing your vision of a dream home to life — every assessment is tailored to what matters to you.
A building survey identifies problems. A renovation cost assessment tells you what fixing those problems will actually cost. The two work hand in hand — but only one gives you the numbers you need to make a confident decision.
Ideally before — or at the very least, before you exchange contracts. Knowing the true cost of renovation early means you can factor it into your offer, negotiate with confidence, or walk away if the numbers don't add up.
Every assessment is tailored to the property, but typically covers the roof, structure, windows and doors, services (heating, electrics, plumbing), and general condition. You'll receive a clear breakdown of what needs doing and what it's likely to cost.
Pricing depends on the size and complexity of the property. Our Desktop Review starts from £99, Site Visit Assessment from £250, and Full Detailed Estimate from £400. Get in touch for a quick quote — most assessments are a fraction of what they could save you in a negotiation.
Most assessments are turned around within 48 hours of the site visit. We understand that property moves fast, so we work to fit around your timeline.
We're based in the Cotswolds and regularly cover Gloucestershire, Oxfordshire and Wiltshire. That said, we may be able to assist in other areas — get in touch and we'll do our best to help.
Absolutely — and this is where most clients find the most value. A clear, professional cost breakdown gives you a credible basis to go back to the vendor and negotiate a reduction. In many cases the assessment pays for itself many times over.
Yes. You'll receive a clear written assessment you can refer to, share with your solicitor, or use as the basis for a negotiation.
Yes — though listed buildings come with their own considerations, particularly around windows, doors and structural changes. We'll factor these into the assessment and flag anything that may require Listed Building Consent.
NOROS Assessments is entirely independent. We do not provide this service expecting to carry out the works — that is a separate business. Our priority is giving you an honest, unbiased assessment with full transparency. We have no financial interest in the work that follows. That said, if you'd like help facilitating or project managing a renovation, we're happy to discuss that separately.
Simply get in touch via the contact form on our website or email us directly at main@noros.co.uk. We'll have a quick conversation about the property and get back to you with a quote.
