Before you
enquire.

No — and in some ways it's more useful for renovation decisions. A building survey tells you what may be wrong. We tell you what it will realistically cost to fix, based on decades of building experience. Our figures reflect what a contractor will actually charge — not theoretical valuations. That said, our reports don't replace a professional RICS survey and shouldn't be relied upon as one. We always recommend buyers obtain a full survey for older or complex properties.

Desktop reviews are typically delivered within 24 hours of receiving the listing details. Site visit assessments are usually delivered within 48 hours of the visit. Full detailed estimates may take 3–5 working days depending on the complexity of the property.

If you're still deciding whether to view or bid, start with a Desktop Review. If you're seriously considering an offer or want to negotiate with confidence, a Site Visit Assessment is the right level. If you're buying with a specific refurbishment plan in mind and need contractor-ready figures, go for the Full Detailed Estimate.

We cover the whole of the UK for both site visits and desktop reviews. Get in touch and we'll confirm availability for your area.

We offer estate agents a free Tier 2 Site Visit Assessment on one of their current listings — so they can see exactly what we produce before committing to anything. This is available to estate agents only, for new agent partnerships. Get in touch and we'll arrange it.
