Property Assessment Service — Cotswolds & Surrounding Areas
We walk properties and tell buyers exactly what renovation work will cost — in plain figures, broken down by trade. The gap between a survey and a sale, closed.
Enquire NowWhat We Do
A surveyor will tell your buyer what's wrong with a property. We tell them what it will cost to fix it — broken down by trade, grounded in current Cotswolds contractor rates, and delivered on a single clear page.
We are residential contractors, not surveyors. That distinction matters. Surveyors identify risk. We quantify it. Buyers who understand their renovation costs make decisions. Buyers who don't, hesitate — and sales stall.
How It Works
Three steps from introduction to a document your buyers can hold in their hands at a viewing.
A listing that's been sitting. A chain-free property. Something that needs work and buyers are hesitating on. You let us know.
A thorough visual walkthrough — every room, roof, exterior. We note what needs attention and what it will realistically cost a contractor to fix.
A clear one-page document with costs broken down by trade. Share it with viewers, attach it to the listing, use it in negotiations. It's yours.
For Estate Agents
Most sales don't fall through because buyers can't afford the work. They fall through because buyers can't quantify it. We remove that uncertainty — and with it, the reason to walk away.
Important: This is a renovation cost assessment, not a structural survey. We are experienced residential contractors, not RICS-accredited surveyors. Our summaries provide realistic contractor pricing for visible work — they do not replace a professional survey and should not be relied upon as one. We always recommend buyers obtain a full RICS survey for older or complex properties.
Buyers who understand renovation costs before they exchange are far less likely to be shocked by a survey and pull out.
A cost summary handed to viewers gives hesitant buyers the confidence to make an offer rather than "think about it."
Properties that need work sit longer for one reason — unknown costs. We make those costs known.
A clear cost breakdown gives both sides a fair basis for renegotiation — keeping deals alive rather than letting them collapse.
We never disclose which agents we work with. Your relationship with us stays between us.
